Fair Usage Policy- Be Kind to Our Environment

To make life easier, we offer an All-Inclusive package which means our tenants don’t have to worry about setting up accounts with utility companies and budgeting monthly bills. Our All-Inclusive package includes the cost of Gas, Electricity and Water. Don’t worry- we’ve got it covered!

However, our All-Inclusive package is subject to Fair Usage. Our Fair Usage is capped generously, and our tenants rarely go over, but we want to make sure you know what the limits are. Not only does this allow your Landlord to keep the cost of your rent down, but it also means we’re being kinder to our environment. We kindly ask that you take care when using these services as they all leave a carbon footprint.

Gas

In most properties, heating and hot water is controlled by Samara Lettings to ensure our tenants are within the allowed usage. Temperatures are set at 21 degrees during the day and 18 degrees at night. The minimum temperature should not drop below 19 degrees during the day and 16 degrees at night.

Where tenants control the thermostat or have access to controlling the heating and hot water, usage allowances are applied.

Electricity

In order to keep track of your electricity consumption, sub-meters are installed in most properties. Credit for these sub-meters are collected from our office on a monthly basis so you don’t lose track.

We’ve outlined the maximum usage allowed depending on the number of people living in the property.

WiFi

We provide internet in many of our properties FREE of charge. Whilst this is not part of our All-Inclusive package, we still expect our tenants to use the service appropriately so not to affect the quality of service for other tenants. Excessive users will be blocked from the free WiFi permanently. There is no usage limit that determines excessive use, as the parameters will vary depending on the demands of the service at the time. However, examples of disproportionate consumption include peer to peer sharing, file sharing software and downloading large files.

Exceeding Limits

Where tenants exceed the limits, or interim meter readings indicate that the limit will be exceeded at the end of the month, Samara Lettings will charge a supplementary fee to reimburse the Landlord for the excess use.
